A Title Boundary Re-establishment Survey (Re-establishment Survey) is a survey performed to accurately determine and mark, the legal boundaries of a property.
Existing Fencing and buildings are shown in relation to Title Boundaries
Often required as part of a Planning or Building Permit application.
Pre-purchase “peace of mind” check to determine if fencing reflects Title Boundaries.
Can only be carried out by a Licensed Surveyor, registered under the Surveying Act 2004.

Subdivisions involve the process of dividing a larger parcel of land into smaller lots or parcels, each with their own individual title.
This process is regulated by both State and Local Government legislation.

A feature and level survey locates the natural and man-made features on a property, including adjoining neighbours as required. This includes levels.
Features are shown on a plan and used to aid design of future building works including renovations, new homes, construction projects etc.
Survey extents and details required are usually determined depending on the project proposed.

A site analysis survey builds on the Feature and Level Survey but is more extensive, usually including a survey of the wider area around a property.
The Site Analysis Survey displays the full picture of the site, providing a solid foundation upon which initial design and planning decisions can be made.

An AHD Survey – connects your property to the Australian Height Datum
The Australian Height Datum (AHD) is the standardised reference datum for height and elevation measurements across Victoria.
AHD Surveys are often required where the Vertical Datum is important. This includes for development in flood zones.

Adverse possession is the principal which enables individuals to claim land they've occupied exclusively, openly, and continuously for greater than 15 years – subject to a number of criteria.
A land survey carried out by a Licensed Surveyor is almost always required to accompany an Adverse Possession application submitted to Land Use Victoria.
Adverse Possession applications involve several steps and collaboration with legal professionals.

Title consolidation combines adjoining individual land titles, into a single title, often for boundary adjustments or simplified ownership and taxation reasons. It simplifies property transactions and management. This legal process is subject to local regulations.

Green Point Spatial can provide accurate areas for leasable zones to assist in marketing, leasing, or sale of commercial or residential properties.
